Every borrower is different. Here's how we help across the most common home-buying and refinancing scenarios in Australia.

First Home Buyer

Moving from your first home to a larger property? We help you structure the timing of your sale and purchase, explore bridging finance if needed, and find the most competitive rate for your next loan.

If you haven't reviewed your home loan in the last 2 years, you may be paying more than you need to. We compare your current rate against 35+ lenders and calculate the real saving — including any break costs.

Property Investor

Investment lending is assessed differently — rental income treatment, APRA buffers and interest-only options all matter. We structure your loan to fit your investment strategy, not a generic repayment schedule.

Self-Employed Borrower

Variable income or complex financials shouldn't lock you out of a home loan. We work with lenders who accept tax returns, BAS statements and accountant letters to assess your real income — not just payslips.

Construction Loan Buyer

Building a new home requires a different loan structure. Construction loans release funds in stages as your build progresses, with interest charged only on drawn amounts. We match you to lenders who specialise in this.

Why use a broker for your home loan?

Going direct to your bank means comparing one set of products. A broker compares dozens — in one conversation.

One application, 35+ lenders
We assess your profile once and match it across our full panel — major banks, credit unions and non-bank lenders — to find the most competitive rate available to you.
Access to lenders you can't reach directly
Several of the best-priced lenders on our panel don't have branches or advertise direct to consumers. Broker access is the only way in.
Independent — not incentivised to push one product
Unlike a bank's own staff, a broker's job is to find your best fit across all lenders. Our recommendation isn't shaped by which product earns the most commission for a single institution.
Full support from enquiry to settlement
We prepare your application, manage lender queries, chase valuations, and keep you updated through to settlement — at no cost to you. Brokers are paid by the lender on approval.

Types of home loans available

The right loan structure depends on your goals, income stability and how long you plan to hold the property.

Variable Rate
Moves with RBA cash rate

Rates adjust as the market moves. Variable loans typically offer offset accounts, redraw facilities and the ability to make extra repayments — giving you maximum flexibility to pay off your loan faster.

Best for: flexibility seekers
Fixed Rate
Locked in for 1–5 years

Fix your rate for a set term and know exactly what you'll repay each month. Ideal if you want certainty, though extra repayments and refinancing during the fixed period may trigger break costs.

Best for: budget certainty
Split Loan
Part fixed, part variable

Split your loan between fixed and variable portions to hedge both ways — certainty on part of the balance while keeping flexibility on the rest. A common choice for owner-occupiers with an investment mindset.

Best for: balanced approach

Frequently asked questions

Common questions about home loans in Australia.

How much deposit do I need for a home loan in Australia?

Most lenders require a minimum deposit of 5–20%. If your deposit is below 20% of the property value (LVR above 80%), Lenders Mortgage Insurance (LMI) typically applies. Government schemes such as the First Home Guarantee allow eligible first home buyers to purchase with a 5% deposit and no LMI.

What is the difference between a fixed and variable rate home loan?

A fixed rate loan locks in your interest rate for a set term (usually 1–5 years), giving you predictable repayments. A variable rate loan moves with market interest rates — repayments can go up or down, but you get more flexibility to make extra repayments or access offset and redraw features.

How much can I borrow for a home loan?

Lenders assess your borrowing capacity based on your income, regular expenses, existing debts and credit history. A K&M Capital broker can run a borrowing capacity estimate before you apply, so you know your range before you start looking.

What is Lenders Mortgage Insurance (LMI)?

LMI is an insurance premium paid by the borrower when the LVR on a home loan exceeds 80%. It protects the lender — not the borrower — if the loan defaults. LMI can be paid upfront or added to the loan balance. Some borrowers can avoid it through a larger deposit, a guarantor, or government scheme eligibility.

Can first home buyers get government assistance?

Yes. The First Home Owner Grant (FHOG) provides a one-off payment to eligible first home buyers in most states. The First Home Guarantee allows eligible buyers to purchase with a 5% deposit without paying LMI. Eligibility criteria and grant amounts vary by state — a K&M Capital broker can confirm what applies to your situation.
